What is Home Equity & How do I Use it?
One of the biggest pros of homeownership is that you're able to build equity over time, and then utilize that equity to reach your life goals!
So what exactly is home equity? Home equity is the difference between the current market value of your home and the outstanding balance of your mortgage. For example, if your home is worth $500,000 and you owe $300,000 on your mortgage, then your home equity is $200,000.
Here are a few ways you can leverage your home equity:
- Refinance your mortgage: Refinancing your mortgage means that you replace your current mortgage with a new one. If you have built up a significant amount of home equity, you may be able to refinance your mortgage at a lower interest rate. This could result in lower monthly payments and potentially save you thousands of dollars over the life of your loan.
- Take out a home equity loan: A home equity loan allows you to borrow against the equity in your home. The loan is secured by your home and typically has a lower interest rate than other types of loans. You can use the funds for home improvements, debt consolidation, or other expenses.
- Get a home equity line of credit (HELOC): A HELOC is similar to a home equity loan, but instead of receiving a lump sum of money, you have access to a line of credit that you can use as needed. You only pay interest on the amount you borrow, and you can borrow and repay as many times as you want during the draw period.
- Sell your home and use the equity for a down payment on a new one: If you're considering buying a new home, you can use the equity from your current home to make a down payment on a new one. This can help you qualify for a larger loan or a better interest rate.
