The 3 Questions Every Seller Asks Me

After working with over 300 families, I've noticed almost every seller asks the same 3 questions.
So I thought I'd answer them for you now, whether you're considering listing in the next few months or exploring your options.
(Plus, one issue some of my sellers are experiencing…)
Question 1: “Should I renovate before selling?"
Short answer: It depends.
High-ROI improvements:
-
Fresh paint (neutral, warm tones)
-
Updated light fixtures and hardware
-
Professional deep cleaning and potentially staging
-
Landscaping and curb appeal
Low-ROI improvements:
-
Full kitchen remodel ($40K spent, maybe $15K back)
-
Bathroom gut-jobs unless truly outdated
-
High-end custom features buyers won't value
-
Pool installation (divisive among buyers)
The smartest move? Let's walk through your home together (in-person or on Zoom!) and I'll tell you exactly what's worth doing based on your specific neighborhood and price point AND connect you with my trusted vendors to get you started.
Question 2: “How long will it take to sell?"
Honest answer: In NOVA today, well-prepared homes priced right typically sell well within one month.
But here's what really matters: it's not all about speed, it's about selling for the right price with minimal stress.
The difference? Usually just 2-3 things:
-
Strategic pricing (data-driven, not emotional)
-
Proactive marketing (professional photos & video, targeted buyer outreach)
-
Strong first impression (clean, decluttered, curb appeal)
Question 3: “Is now a good time to sell?"
Real talk: There's never a "perfect" time. But there ARE strategic times.
What I'm seeing in our local market now: Seller-friendly conditions (inventory still relatively low), motivated buyers (especially in the townhome market), steady year-over-year appreciation, and smart sellers are positioning early to stay ahead of seasonal shifts.
We are seeing a swell of serious buyers in the current winter market and experts predict spring 2026 to be more active than the past few years.
What this means: If you're planning a move in the next 6-18 months, starting prep NOW puts you ahead of the curve. Chatting with your advisor (me!) is a no-pressure, no-expectations first step - and you’re never “wasting” my time - it is my pleasure to get to have these conversations everyday!
➡️And one more thing my clients have been experiencing more than ever: wanting to move but not sure where they’re going.
My best advice to anyone in this situation is to get your home prep done now - so when you determine your next stop, it’s one less thing on your plate.
